Commercial Roof Replacement in Dallas, TX

Roof Age related deterioration in Commercial Roof. Granular loss and wear of asphalt shingles.

A commercial roof replacement in Dallas is rarely the first option on the table — and it shouldn't be. Most older flat roofs across DFW can be patched, recoated, or partially restored for years before a full tear-off makes financial sense.

Arrington's commercial team has worked on Dallas-Fort Worth buildings since 1983, and we'll tell you honestly when replacement is the right call.

When Is It Actually Time to Replace a Commercial Roof?

Three signals push a Dallas commercial roof out of the repair-or-restore zone into full replacement:

  • Widespread system failure — leaks no longer isolated, seams pulling apart across the membrane, or core samples coming back with saturated insulation in multiple zones

  • Structural damage to the decking itself — usually found during tear-back. Once the deck is compromised, patching the membrane on top of it is putting money into a roof that's failing from underneath

  • Age plus drainage — roofs past 20–25 years with chronic ponding water rarely respond to coatings or recovers

If you're not yet in that zone, a commercial roof repair or coating restoration may be the better next step. We'll tell you which one fits.

What Materials Do We Replace Commercial Roofs With in Dallas?

TPO membrane is the most common choice for low-slope commercial buildings in Dallas. The white reflective surface lowers cooling loads through North Texas summers, heat-welded seams hold up to thermal cycling, and 60- or 80-mil membranes deliver real puncture and hail resistance. Most of our office, retail, and industrial replacements use a TPO system over tapered polyiso that engineers proper drainage back into the design. The Oak Cliff TPO replacement is a recent example.

Commercial metal roofing — standing seam or R-panel — is the right call when longevity and a 40-year service life justify higher initial cost. We install commercial metal systems for warehouses, agricultural buildings, and architectural roofs where the metal is part of the design intent.

Modified bitumen remains the right system for legacy mod-bit replacements where multi-ply redundancy and foot-traffic durability matter — common on healthcare buildings and properties with rooftop mechanical access.

Our Commercial Roof Replacement Process

Every commercial replacement we run in Dallas follows the same four-step process, scaled to the building. The intent is a roof system that's installed to manufacturer spec, documented for warranty, and handed back to the property manager with paperwork that holds up to insurance and resale due diligence.

Initial Assessment and Scope

Initial Assessment and Scope

James Townsend or another commercial team lead walks the roof, photographs the system condition, and pulls insulation core samples where saturation is suspected. Drainage patterns, deck condition, and penetration counts are noted. Material recommendation (TPO, metal, or modified bitumen), tapered insulation plan where ponding exists, and a scope of work go to you in writing — including warranty options.

Tear-Off and Deck Preparation

Full removal of the existing roof down to the deck, with all debris managed cleanly around an active building. We inspect the deck as it's exposed, document and repair compromised areas, and confirm the substrate is dry and structurally sound before any new material goes on. Roof drains and mechanical units are protected throughout.

System Installation

Insulation (typically tapered polyiso for low-slope drainage), membrane or metal panels, edge metal, and custom flashings at every HVAC unit, vent, and penetration. TPO seams are heat-welded; metal panels are mechanically fastened to manufacturer spec; modified bitumen is torch-applied or self-adhered depending on the system. Every transition gets photographed for the documentation record.

Final Walk-Through and Warranty Documentation

Our project manager and a manufacturer inspector (where the warranty tier requires one) walk the completed roof together. Drainage is verified, seams are probed, flashings are checked, and the system is commissioned. You receive the warranty registration, the photo documentation packet, and an as-built drawing for your records.

How Does Insurance Factor Into a Commercial Roof Replacement?

The single most useful thing a Dallas property owner can do after a hail or wind event is to call a roofer before calling the insurance carrier. Cotality's 2026 hail report ranked DFW second in the U.S. for hail-related insured losses, and adjusters are working through high volumes. An adjuster who arrives at a commercial property without an independent inspection is documenting what they see — not necessarily what's there. We walk the roof, photograph and core-sample where appropriate, and give your adjuster a clear scope to work from. We don't issue policy advice; we issue evidence. Our blog on commercial hail damage and insurance claims in Dallas walks through the process in detail.

Why Dallas Property Managers Choose Arrington for Replacements

Arrington has installed commercial roofs across DFW since 1983 — 40+ years under the same family. Chris Arrington still walks active projects. James Townsend, our Head of Commercial, runs the assessment and scope on most replacements himself. We're GAF Master Elite certified, accredited A+ with the BBB since 1995, and an NTRCA member. Crews on your building are in-house — not subcontracted day-laborers brought in for the season. After install, our commercial roof maintenance plans protect the warranty and extend service life by catching small issues before they become claims.

If your Dallas commercial property is showing system failure — chronic leaks, persistent ponding, post-hail damage, or a roof at the end of its design life — call (214) 698-8443 for a free assessment. We'll tell you honestly whether replacement, repair, or restoration is the right call.
